A recent survey of council building inspections over the past year showed that 90 per cent of multi-storey apartment buildings in Victoria failed to meet fire safety standards. In NSW, 60% of apartment buildings were found to be non-compliant.
Apartment buildings are mostly run by strata committees, or self-managed by owners who have no knowledge of fire safety compliance or who they need to seek advice from.
Inevitably, the responsibility falls on the architect or building project manager to organise and facilitate fire safety systems for entire buildings, even when they may only be looking to obtain approval for a single unit fit.
Without appropriate training and expertise, architects are left as quasi " fire systems compliance advisor" and take on all of the risk.
